Multifamily Lease-Up
Built Around the Project

Rosalia Group supports New Jersey multifamily developers and owners from pre-opening planning through leasing execution, reporting, and stabilization handoff. Engagements can be structured for an entire building or portfolio rather than one rental at a time.

M/WBE- and SBE-certified. Rental brokerage services are provided through the appropriate licensed brokerage.

A Developer-Facing Operating Scope

Market positioning, leasing milestones, team coverage, listing readiness, response standards, tour operations, and an accountable launch calendar.

Onsite & Centralized Leasing

Lead response, appointment setting, tours, follow-up, application coordination, and documented handoffs within the approved brokerage and management structure.

Marketing & Lead Operations

Campaign coordination, channel tracking, lead-source visibility, property messaging, and practical reporting from inquiry through executed lease.

Lease-Up Reporting

Weekly operating visibility across leads, tours, applications, conversion, cost per lease, absorption, occupancy, and unresolved workflow constraints.

Management Readiness

Opening checklists, resident-communication workflows, vendor coordination, operating transitions, and a deliberate stabilization handoff.

Affordable & Mixed-Income Coordination

Applicant communications, outreach support, document-flow coordination, and role clarity with the developer, manager, municipality, and approved administrative agent where required.

From Delivery Plan to Stabilized Operations

01

Define the Assignment

Confirm ownership goals, delivery timing, affordability, unit mix, decision authority, incumbent vendors, and the precise service gap.

02

Build the Launch Plan

Translate the construction and occupancy schedule into staffing, listings, lead handling, tours, applications, reporting, and escalation workflows.

03

Execute & Measure

Operate the approved scope with consistent response standards and a decision-ready KPI cadence.

04

Stabilize & Handoff

Resolve open items, document the operating playbook, and transition the building or portfolio into its approved long-term structure.

Credentials With Project-Specific Verification

Rosalia can provide current M/WBE and SBE documentation, legal-entity details, relevant service scope, licensure and insurance information, and participation-reporting information for a specific procurement review.

Certification never substitutes for solicitation review. SEDB certification is pending and is not represented as approved.

Developer Questions

When should lease-up planning begin?+

The best timing depends on construction, certificate-of-occupancy, model-unit, affordable-marketing, and staffing milestones. Rosalia begins by aligning the operating plan to the verified project schedule rather than applying one fixed date.

Can Rosalia support only part of the leasing operation?+

Yes. A research and scoping review can isolate a defined gap such as peak onsite coverage, overflow tours, applicant communications, lead operations, reporting, or transition support without assuming an incumbent partner will be replaced.

Does certification guarantee eligibility or an award?+

No. M/WBE and SBE credentials must be reviewed against the exact issuing agency, solicitation, service category, participation goal, and contract structure.
